LAW OFFICE OF MICHAEL FULBRIGHT

I have over 35 years of experience in various aspects of the real estate industry.  My career is divided more or less equally between private practice and working directly for major real estate firms.  I began my career with what was then a small real estate law firm in downtown Seattle.  Although the firm was small, it had a diverse and sophisticated clientele.  The clients included small to large local owners and developers, large national and international real estate companies (both public and private), and local and regional lenders.  From the beginning, I was deeply involved in a wide range of complex projects and transactions.  My practice included an assortment of single and multifamily developments, ranging from a few units to thousands, local and regional shopping centers, suburban office and industrial complexes, downtown office towers, and health care facilities, such as hospitals, nursing homes and medical office buildings.  I handled purchases and sales of all these project types, as well as financing, leasing and development matters.  There were only four other attorneys when I joined the firm.  When I left to join one of my major clients, I was a partner and there were 15 attorneys.

Although I enjoyed private practice, I wanted more involvement in the business side.  I next worked for a locally based developer and owner, with a national real estate portfolio.  The company had over 38,000 apartment units located throughout the nation, as well as a number of major development projects.  I began as an independent project counsel, focused on their multimillion dollar purchase and sale transactions, and their assorted development projects.  Over time, my positions included general counsel, executive vice president and a managing director of the firm. Although I continued to handle many of the company’s legal matters, I took on more operational and business responsibilities over time.  I was responsible for negotiating and executing on numerous purchase and sale transactions.  My business responsibilities also included sourcing acquisition and rehab opportunities, managing major renovations and repositioning of complexes with hundreds of units, overseeing the construction of a 200-unit complex (with an extremely challenging site), sourcing, negotiating and implementing joint ventures with institutional investors, and arranging both interim and long term project financing.  I continued to do much of the legal work on the projects I was most involved with, and provided some of the legal support for the development activities of others in the company.

My last position was with an institutional investment firm.  I was a vice president and responsible for sourcing multifamily investment opportunities on the west coast.  Instead of looking for investment capital, I was responsible for placing it with owner/developer partners.  We invested in both rental and condominium projects.  These projects included both new construction and existing properties, from Seattle to San Diego.  Although I maintained my Bellevue residence, I was based in Orange County, California.  The experience on the institutional investor side was a refreshing change of pace and living in southern California had its moments (especially during the northwest rainy season).  But the northwest is home and I have more affinity for the owner/developer roles.  After a year and a half, I left the investment firm to return to my home in Bellevue.

My career came full circle when I decided to open my own law office in May of 2009.   My operational experiences give me a much more complete understanding of how all the pieces fit together.   I am much more effective than I would have been if I had stayed in private practice my entire career.  I enjoy helping my clients get results that matter and practicing law the way it should be - it's all about the client!
